A dozen big cities across the country are becoming the major centers of real estate transactions.Currently, high real estate transactions have been recorded in most parts of the country that are turning out to be metropolises.
In the last decade, the highest number of real estate transactions has taken place in Lumbini Province, followed by Koshi Province and Bagmati Province, respectively.
According to the National Census 2078 BS, the annual population growth rate is negative in 32 districts. In the 2068 Census, there was a negative growth rate in 27 districts.
Statistics experts say that the population pressure has increased in the Terai districts mainly due to migration.
Dr. Hemraj Regmi, Deputy Chief Statistics Officer of the National Statistics Office, said that the population growth in the Terai districts and cities has been caused primarily by migration.
The largest migration has occurred in Bhaktapur district of the Kathmandu Valley. Bhaktapur has an annual growth rate of 3.32 percent, followed by Rupandehi with 2.30 percent, Chitwan (2.10%), Banke (1.97%), Sunsari (1.94%), Dang (.94%), while Jhapa has recorded 1.93 percent of population growth.
Vice President of the Land and Housing Developers' Federation (NLHDF), Raj Kumar Rai, said the real estate business which peaked in the Terai districts in Koshi Province six years ago has now slowed down.
"The real estate business has not gained momentum across the country following the announcement of the rural municipalities. The number of people migrating from hills to the plains has decreased," said Rai, "Only a few domestic or personal transactions rather than commercial ones are taking place now-a-days."

High transactions in Itahari, Damak and Belbari in Koshi Province
According to the statistics the real estate transactions are higher in Jhapa, Morang and Sunsari compared to the other districts in the province. These districts have become the preferred choice of those people who migrate from the eastern hilly districts.
Real estate transaction down in Bardibas, up in Rajbiraj and Nijgadh
The transaction which had peaked in Bardibas 12 years ago has now been concentrated in Rajbiraj of Saptari. The real estate transaction has increased in Rajbiraj, of late, following the resumption of regular flights in the district headquarters in Madhesh Province. Similarly, transactions are taking place in Janakpur in Dhanusha and Nijgadh of Bara. However, the number of transactions has gone down due to various factors including a ban on the plotting of lands, monitory policy among others, entrepreneurs have said.

Similarly, the highest real estate transactions have taken place in Kathmandu, Lalitpur and Bhaktapur of the Kathmandu Valley of Bagtmati Province. The arable land in Bhaktapur 10 year ago have been covered by houses.
Recent data suggests that Chitwan and Kavre, outside the Valley, are emerging as attractive destinations for investors and homebuyers.
Transaction high in Nawalpur outside Pokhara
The real estate transaction is high in Pokhara, the capital city of Gandaki Province. Tanahu and Nawalpur have been the destination for land buyers outside Pokhara in Gandaki Province. Similarly, Damauli, Dumre, areas along the Prithvi Highway and Gaidakot and Kawasoti areas of Nawalpur have recorded high transactions in the Terai region of the Province.

Rupandehi, Dang and Banke preferred districts in Lumbini
The highest real estate transactions have taken place in Rupandehi district of Lumbini Province. The districts with high land transactions are Rupandehi, Dang and Banke, according to the statistics. Shridhar Mahara, the president of Nepal Land and Housing Developers' Federation, has said that the highest transactions have been recorded in Dang primarily to due to migration. Deukhuri has been made the capital of Lumbini Province.
While Surkhet, the capital of Karnali Province, has become the center for land transactions, Dhangadhi and Attariya have recorded high transactions in Sudurpaschim Province.
The transaction was high in Mahendranagar 10 years ago but it has now slowed down. The people from the hilly districts of Sudurpaschim migrate to Dhangadhi, Attariya, Tikapur and Mahendranagar.
